Frequently asked Questions

Q. How long will the inspection take?

A. A typical inspection will take from 2 – 3 hours depending on the complexity and condition of the home. Be prepared to spend that time learning about your new home to make the most of your investment.

Q. Who should be there?

A. I strongly encourage my customers, spouses and significant others to attend the entire inspection. You will be encouraged to ask questions and discuss your concerns. This will give you the opportunity to learn the condition, maintenance requirements, and safety information for your home. It is an opportunity for my clients to take advantage of my extensive training and experience.

Q. Does the inspection include a warranty or guarantee?

A. The report reflects an opinion on the conditions observed at the home on the day of the inspection. There is no guarantee offered or implied.

Q. Do you offer telephone consultation after the inspection?

A. Telephone consultation on your home is FREE for as long as you own the home.

Q. How do I prepare for the home inspection?

A. A home inspection can be an overwhelming experience if a client is not prepared. The client will always gain from the inspection by focusing on the entire process during that time. I encourage you to be prepared to ask questions. Your attention is most valuable because you will be learning about the safety, environmental, and structural assets and concerns of the home.

Q. When will I receive water test results?

A. Water flow tests will be given to the client on site. Well water samples for potability are forwarded to our state approved laboratory for analysis. Reports are Faxed or mailed directly to my clients in 3 – 5 business days.

Q. When do I receive radon test results?

A. I use charcoal canisters to test for radon concentrations. These canisters are left for a 48 hour test period at the test site. The canisters are then retrieved and laboratory tested. A report is faxed to me within 3 business days. The original copy is then mailed or faxed to the client.

Q. When will I receive the carbon monoxide report?

A. I will perform a grab test at the site. The grab test samples CO concentrations in and around the heating equipment. The results of this test are available immediately.

Q. When will I receive a written report of the inspection?

A. On the day of your inspection you wil recieve a white report binder that will have your termite report and other useful information for you to take home and review.  For most inspections your custom computerized report is posted to the web within 12 hrs of the inspection and a hard copy is mailed to you within 48 hrs.

Q. Do you give prices for suggested repairs?

A. Ballpark estimates are verbally discussed for deficiencies. You will be encouraged to obtain exact pricing from local contractors for such items. I have included a cost guide in the report binder for commonly repairable items.
